DESIGNS For Riverfront Neighbourhood Submitted For Planning Approval

DETAILED plans have been drawn up for a 700-flat build-to-rent complex — including a 22-storey tower — at Lancefield Quay in Glasgow.

The development, to be operated by Moda, will also have ground floor commercial units, and is proposed for land bounded by Lancefield Quay, Lancefield Street and Elliot Street, that has been vacant since 2007.

The application proposes 709 residential units, a mixture of studios, one, two and three-bedroom apartments.

There would also be two central courtyards, a series of roof-top gardens, and an east-west ‘mews’ street through the centre of the site.

Buildings would range from five to 22 storeys. One hundred car parking spaces would be provided. A new pedestrian crossing would be installed on Lancefield Quay.

Glasgow City Council already granted permission in principle and now the developer’s detailed designs for the site have been lodged for planners to consider.

A document included with the planning application states: “The proposed development presents the opportunity to revitalise a longstanding vacant and brownfield site which sits in a prominent location on Glasgow’s River Clyde corridor.

“The proposal seeks to provide new homes which create a successful and sustainable neighbourhood through a focus on placemaking, variety and sustainable strategies.

“By creating hundreds of waterfront homes, commercial and leisure opportunities, as well as attractive green public spaces, this investment into the city will bring together a new waterfront community and create a destination on the River Clyde to complement, support and help revive the surrounding area.

“The scheme seeks to respond to the Glasgow context whilst creating a unique environment with an inherent sense of community, a vibrant urban experience, and a great place to live.”

Other sites nearby are also being developed. A 498-flat build-to-rent scheme is nearing completion further east at Central Quay with further phases set to include hundreds of flats for sale and a massive student complex. Land immediately to the east, beside the M8 motorway, is the subject of proposals for around 670 flats for rent.
